Manufactured housing community developments and expansions in Texas are taking place across major metros of Dallas, Houston, San Antonio and of course, Austin. More geographically dispersed projects in energy-dependent industry towns are also being explored despite the increasing costs of construction and the impact on project economics.
The entitlement process is a lengthy one, even when municipal support is given. In parallel, project diligence must be tightly managed so that findings flow back into the financial model and project timing.
A phased approach for development is typical and often the best approach given financing requirements, rising material costs and supply chain problems. Pre-selling homes through a proven infill platform must begin early in the development process. Home model selection and pricing analysis must be conducted and aligned with market conditions. And, the total value proposition for new developments almost always includes lifestyle amenities.
Despite the challenges, community expansions, redevelopments and brand-new greenfield developments are having success.
